If you are able to find a tenant who is staying there for the long haul and not a nuisance to deal with that would be the ideal choice.If you really feel that you priced it way too low, then I would suggest maybe telling everyone that the unit is no longer available for some reason (construction, re-evaluation of the property, upgrades, etc). then repost it at a higher price and redo the whole screening process.

-It's my job to get the repairs done as quickly as possible so I can close the deal-Have the buyer get involved in the repairs and upgrades because it's their house so that they can take mental and emotional ownership the more they are emotionally involved in making it "their home" the more copperative they'll be if any problems arise.

If the installation surface is REALLY bad (or perhaps has lots of broken/missing asbestos tile that you don't want to deal with), just throw down (ok, fit and securely screw down) some 1/4" luan and you are good to go.
