You can target buyer keywords like agents near me, best agents in {your market}, etc, which is probably your best bet if you are convinced on testing ppc.

The thing that caught my eye is that @Scott Kunz mentioned he might have a tool to sell after testing it and I think for the the cost of development that he mentioned, about $400, it's a great idea to develop what has the potential to produce as much income as another STR.

But also try to get more info from the realtor. ask him why it has been for so long and and is there something wrong with property  etc etc, or just move on , I typically don't force the gate to open if they want to keep it close  ( metaphorically speaking) Or maybe that's the agent strategy to qualify who he is speaking with and want to test the level of interest or quality of buyer.. Â
