I don’t think they put on the contract that their duty is to find you the most competitive price so don’t see a high likelihood of the contract being void and releasing you from whatever you signed.

You guys might be a little quick on the trigger here;  in many, if not most, jurisdictions an owner can pull permits/function as a GC Only on an owner occupied property, not as an investor/flipper, and usually requires the owner to retain the home for at least a year before selling/renting, to qualify for that exemption.While the OP may indeed need a new accountant, he doesn't even know what kind of license the accountant was referring to, apparently he didn't even ask.

For the current condo like @Clayton Mobley said, you need to purchase at least as much as your net sale (contract price minus closing costs or around $300K in this case) and you need to use all of the proceeds from the sale (the net sales price minus mortgage payoff or $175K in this case) in your replacement purchases - if you want to avoid all tax.
