on one of your post a reply came back that your comparing oranges to Iceberg lettuce and for sure you are when you compare vegas and Memphis.What caused the meltdown in Vegas and PhX  @David Faulkner  well I can tell youVegas relys on gambling and tourism in the crash any tourist city and gambling city got hurtand then for rentals  what killed that market and phx is that a very large portion of your renters were in the building trades subcontractors laborers etc etc.. building came to a complete STOP.. those thousands upon thousands of jobs left.. and most of those folks rented.Memphis is a rental city and has basically always been one with about 50 to 55% of pop are renters.

Thats what I mean when I ask which direction I should go.I cant offer much in the way of knowledge or capitol, but i found this deal and I'd love to learn the necessary skills while putting in my "sweat equity".

I always recommend keeping any property that is equitable unless you're liquidating to trade up for a better deal.

With your experience with rehabs maybe partner up with a real estate agent to round out the skills you may be missing.

The primary Team members are typically Attornies, real estate Agents or Brokers, CPA's (or accountants), Inspectors, General Contractors (or single trade people), and Handeymen.  

Well connected in the area with GC's and trades if anyone needs a referral would be glad to point you in the right direction.  

They invest for you across different properties and it trades on stock market.

No money has traded hands yet but we are in contract and I want to make sure i have a clean shot to p&l statements for each property.
