Hey Albert,Just to introduce myself I'm a college student in the process of getting my real estate license here in Phoenix.I think higher end rentals, especially SFHs are harder to keep tenants in because higher income people usually have the money, time, and energy to go where they want to go, when ever they want to go there.

I used the fill-in 'month to month rental agreement' provided by my university's off campus housing department, as previously i routinely rented to fellow students. it has no addendums, so much so that the mother recently texted me that he (her male friend also a cotenant) 'STOLE MY AMMO!"
