I am still skeptical about the 850/mo mortgage I recently took out that should generate 1400-1800/mo in rent and that is for a 3200 square foot house which itself costed me less than 140k.

There are mills in VA and other places where you can buy bulk and it will be cheaper but it only works if you have like 4 thousand square feet at a time due to high shipping costs.  

We had bought a couple of thousand feet during one of their Black Friday sales a couple of years ago and have been using this up in our rental properties.This house is probably in a C area but the tenants (especially the wife) commented on how she loves the bathroom.Gail

As a side note I was going to try a wholesale deal but after reading about it it seems as though you need to get your feet wet with fix and flips or buy and holds.
