If that is not a possibility they are TAW on a month to month lease so solving the should be fairly easy.

With the 10 day notice, they have 10 days to "cure" the problem - so all she has to do is pay her insurance to solve the problem and you can no longer evict until the insurance again lapses and you again issue notice and she again pays.

You'd think in the scheme of things this would be an easy thing to solve, but I've tried in vain to come up with a good key labeling system and I'm hoping someone has got a solution.I've tried frog tape on the key heads, which sticks great, but even with pigmented ink, the writing wears off after a while and becomes illegible.I've tried those circular stickers that people use for garage sales.

its why I don't work with wholesalers at all.. .most get a contract but until you pull title you have no clue.I put time into one in Charleston only to have the true owner owe 20k more than I would pay.. 208k  and I pulled the wholesalers option agreement because they recorded it.. and they were buying it for 100k.. with no clue that 208k was owned.. so there you go they are working on this thinking they are going to make this big hit.. and turns out they never checked title.

It's what your comfortable with , in my case I'm a self learner or self taught , I just jump in the pool and swim and learn as I go , that's why I'm a great musician and in the entertainment biz  Many people are terrfied to do it this way but the benifets are that you can accomplish your goals extremly fast I just started in real estate in the summer and did'nt have a clue about the buisness and now 4 months later I'm about to close my first apartment deal with a partner in NYC.
