Structuring Wholesaling contract

A huge Opportunity is in my hands, and I would like your advice.

63.5 beautiful acres on a high traffic area. with a small lake, banquet hall, pavilion, 3 houses, a chapel, 9 rental units and a storage shed.

The owner wants to retire, so she is willing to pass on this wonderful opportunity to someone with fresh ideas for what this property can become.

The property has 4 drilled wells, 6 septic systems and parking for about 100+ cars. She wants to avoid an agent and is willing to place it under contract with me.

I want to move on this fast. Any ideas how I can structure this contract with all of this sitting on all this acreage?
