Discouraged but not giving up

Just venting. I found a property off market,  We found two pretty much rent ready mobile homes on a 2 acre lot. The owner expressed her husband was sick and they couldn’t deal with being landlords anymore. They were asking $40,000. I offered her full asking price if she would hold the deed, 8% over 10 years. She thought it was great but said she needed to talk to her husband who was sick in bed. She talked to him and he liked it too so she told me they were ready to move forward. I told her I’d meet with her to sign a purchase agreement. We made a time to meet and about an hour before we were going to meet she told me she just wanted me to drop off the contract so they could have their lawyer review it 🙄. When I got there I explained to her line by line what the simple purchase agreement meant and she said her kids had scared her telling her not to sign anything without a lawyer... I get it but geez... it’s a purchase agreement... I called the title company to get the contract For deed started , the Man from the title company said he would give her a call and explain everything. I let her know the title company would call her and now she’s saying they want to Wait til after the holidays to do anything.... 

Yeesh.

I always encourage them to talk to their lawyer NOT discoureage them  when you try to force then they think something is up.. but if you take their side and encourage them to seek legal council that goes better.

now for those that are trying to buy a 100k property for 40k and hood wink the seller.. then sure they are afraid lawyer will live up to their rep as a deal killer. 

but if its fair market value..then you should be good.. Also keep in mind once they go to a lawyer you have ZERO liablity to them for anything. 

And especially if they are elderly..  Title companies will sometimes want to see the seller in person to guage their compentancy before they will write title insurance.
