Unless you want the RE commission on your neck, along  with a host of other agencies, I suggest you not use bait and switch tactics or false ads as Daniel suggested.Start thinking of RE as being a social business, it takes people relationships.

With an LLC you will also be adding self-employment tax paid towards medicare and social security which will be paid on all net profit of the corporation.

In this case I pay a flat advertising fee per month which includes them putting out a sign, posting ads in local stores and bulletin boards, posting on their own website and social media and doing the local Craigslist (If I want anything beyond free advertising I need to pay for it).

@Joshua Dorkin @Brandon Turner Thanks Josh for the Welcome - I am huge into Information Technology (over 20+ years) and I have to say I am 100% impressed with your site and your ability to stay on top with welcoming new members like me (especially having young children around - I have 3 of them and it is hard to even type this will all the craziness going around me).As a social experiment,  I am interested to see how long it takes Brandon to notice this post as well :- )  I wish you and your family a successful 2015 year and if you ever need anything here in the far Northwest Chicago suburbs, just let me know.

Wish I hadn't, he turned out to be a tenant who paid rent the first month, was late the second and third, and took off during the fourth month without paying any more rent.Also, had a young teen tenant who started sporting what looked like gang signs on his social media sites and in his bedroom, so we checked them out and they turned out not to been gang stuff, but rather related to a punk band.
