"Site control" (sourcing a new deal under contract) is typically one leg of the stool--the others are capital and experience (such as rehab & project management, etc.). 

*note - this is assuming I can find the same deal as my second (just to keep it simple).

I've been checking out your site this afternoon and listening to some of the podcasts and reading some of your posts.

For simple math, $80K/2 buildings = $40K per unit.

We are new to this, initially we built the office for ourselves to use, but after retirement is presently rented .ORKeep it simple (KISS), pay about 120k in taxes (pay forward) and then invest the net proceeds of S 600k .  

That being said, you could either become an agent now, bust your *$% for 2 years and qualify for the loan then OR you could still be an agent and find a co-signer/partner to go in on a deal with you sooner.Being an agent is not easy but its simple.
