I found some webinars in the cpacademy but I want to learn the basic stuff of real estate (I know about depreciation, schedule E when to file 1099 all pretty basic stuff that a normal Tax practitioner with a PTIN and License should know).Do you have any books?

You can always revisit rezoning later upon sale if you want, but for now, I'd recommend not in order to keep your tax bill / insurance bill low and really juice your margins.

As others have mentioned too, refinancing to get you out of the hole sounds a bit tough since it seems as if you're wanting to focus on getting your monthly costs lowered, while not having stable income the last several months.
