Help with permitting in Cocoa

I'm looking for some help with the permitting in Cocoa beach. We've done several houses in Orlando and are developing some land for a few SFH rentals in Cocoa. Anyone have some experience they would be willing to share to help us get up the learning curve?

here’s what we’re looking for…

-what’s the process in Cocoa? (Talking with the permitting agency, they e told us to make up our own forms). 
-Any gotchas that are different from the Orlando area

-anything else I’m missing
