What clearly has changed since 2002 is that we have become a one party state and rolled out the welcome mat for half of the nation's homeless and even larger shares of other states' drug addicts, mentally ill and child molesters.

@John Kim can you share with us your math on an example of how a property is cashflowing?  

Some good replies here and experiences that I share.  

I purchased a family home in CA from several family members (one of whom is my mother who gifted me her share of equity).

New construction builders are offering some great incentives at this time and with new construction you should have little to no Capital expenditures over the first 10 years of ownership.

I would ask what criteria they used for screening and get tenant permission for them to share all of that with you if possible.
