You should ask them "What is causing you to want to sell your home in....."

I have no plans to sell, because it is a vacation home.

@Jack Seiden There is no fiduciary relationship established because the licensee is not acting as anybody's agent when they are buying and selling on their own account. 

But if I had to choose one, single family portfolio would be the easy pick.Less turnover & no tenant on tenant conflicts, better appreciation, more buyers if you want to sell, easier to finance, and more cash out options. 

And can you buy those homes and sell them and list for market value?

My father recently died and I'm selling his house in Dallas.

I hope to purchase it for $200,000 and sell for $250,000.

He is also wondering if the taxes would be less if he just sells the property outright.

The only problem is when you start selling the deal so well, you may want to buy it yourself!
