If you are determined to be your own project manager and deal with all the contractors and construction scheduling yourself,I wouldn't be more than 1 hour away because you are going to go there 3 or 4 days a week to check up on their progress and deal with all the dozens of difficult decisions you have to make.Its a ton of work,not the fun hobby to many newbees think it is going to be.

I've been working on setting up a business line of credit, but I was waiting to do that until after a closing we have scheduled on the 26th so I don't futz that deal.

With careful scheduling and forethought fixing homes up can for right in. 

So I have a tenant moving out at the end of the month and is not open to allowing me to show the house to pre-screened potential tenants in a supervised fashion with a totally flexible schedule.

At 60 days prior to termination, they are sent a second email telling them to call the office and schedule the inspection.

If the seller agrees to my offer I schedule a date to view the property and generate a purchase contract.
