The more units you have under one roof in the name of the game, so keep that in mind next time you look at more properties.

Then, your job is to provide your tenants with a roof over their head and to make sure the units meet the code and habitability requirements.

Kitchen will likely be $15k, if all new is needed, roof if often $6k plus, HVAC another $6k, and add some bathrooms, paint, lighting, etc and you have likely blown through the equity upside in rehab costs.  

It has a pitch roof, good school district, 50k median incomes, unemployment rate dropped down from last year to 6.6ish, only downside is the population is dropping but I only need 6 families to live there. 

For reference I spent $3k chasing a roof leak.  

During the feasibility period I'm planning on conducting the usual due-diligence with a thorough inspection of all the property's systems and structures (utility services, roof, HVAC, maintenance history, lot survey, tenant interviews) along with a Phase 1 ESA. 

Assume the roof needs replacing, plumbing leaks everywhere, there are no appliances, no heat...

Other big ticket items would be roof, windows, siding.

My bank wants 25% down and I been looking at a place that is $100k it need a little bit of work it is a 3 bed 2 bath and will have a new roof.

I would want to have $15k available on most places, but if the roof is older the roof alone is $15k.
