How much should my start up cash be?

So I am looking to buy my first rental property. My bank wants 25% down and I been looking at a place that is $100k it need a little bit of work it is a 3 bed 2 bath and will have a new roof. When I am done with down payment and closing costs and updating small things I am looking at $35k start up cash. How do I figure out how much to put into start up? what should my start up cash be at?
