So there is an element of "rising tide" when you have better units, that rent, that get better renters, etc.  

Most if not all of the undesirable elements have been removed from this area and is really rebounding, plus the larger economic factors in KC have made multifamily a little hot as of late.

I need to fix it so that there is no way to go "over my head" so that they can't keep trying to play rank on me.

Unless you have a very good reason to believe property values will rise dramatically, ie. a new military base is being built nearby, the local school got ranked best in the area, then you would probably be better off finding something else.If you can increase rents to $700 a month, as you said is reasonable, that would help your situation out.

They don't have to go hand-in-hand.I would imagine that Yahoo ranking was talking about flipping in terms of buying, fixing up, and reselling.
