I just got my inspection report back for my first deal and I'm not sure which items to ask seller to address.  Please advise.

1. Furnace air filter clean/replace.

2. CB main panel unlabeled.

3. Exposed wiring.

4. Hardboard siding damage.

5. Cracked/spalling exterior stucco.

6. Closet doors missing.

7. Closet door damage(hole).

8. Kitchen sink hot and cold revered.

9. Loose receptacle out of wall and junction box inside cabinet above stove.

10. Stove controls worn, not readable.

11. Stove missing element.

12. Laundry cold water fixture handle broken.

13. Ungrounded 3 prong receptacle.

14. Wiring at multiple receptacles loose.

15.  Water heater beyond service life(15 years old).

Any help/insight would be greatly appreciated :)
