There were multiple occasions where a property manager would go with a vendor that was friend/someone who took the PM out to lunch occasionally/etc, even though the prices were higher or the work was lower quality than the competitors.

I am also in the oil and gas industry as a quality inspector.

Now I'm thinking "boiler" or "quality of life" violations. 

Also, I’ve been reading that section 8 tenants come in a variety of flavors but the majority are not quality.

When you're there in person you'll really get a flavor for the neighborhood and the town as well as the quality of the subs you plan to hire, etc... 

Its all about location and the quality of tenants.

Also the company i work with they did provide some free containers home to LA to help out their VET housing support program so I'm confident with their quality and really glad that LA is very open to the idea of container homes for cheaper housing options as well

I use windows by Simenton , they are great quality for the price 

Best option is a HELOC.You may want to look elsewhere to invest. 300K homes will not have positive cash flow and remote properties attract very low quality tenants.
