Has anyone successfully purchased self-storage units using their Solo 401K?

Looking to purchase my first home and was initially going to go the traditional fixed rate mortgage without buying down points with the assumption rates will go down in the next year or 2 and I will just refinance.

Deals like you describe are typically aimed at newbies that don't know anything about reality.Often, you're being sold a Class C or D property that's using Class A or B numbers.You don't find out until after you buy these properties that: The tenants aren't performingThere's a lot of deferred maintenanceTenants are trashing the propertiesThe tenant pool is NOT what you thoughtRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I'm new here and just purchased my first investment property in Ohio. 

Purchase price: $640,000 This is my primary residence.

Also, Can I use the plan to cash purchase properties, then sell them back to my LLC and put the profit back in to the 401(k)?

I bought the building, land, and business all in one purchase.

@Riley Schaefer is a good example of one of our investors that has bought with us for years and has had a good experience purchasing multiple properties.

Those are numbers that should have been calculated before purchasing the property as a rental.
