I don't remember RE being covered much any of my schooling getting a finance degree, as a series 7 broker or as a private placement underwriter.

I’ve had zero luck finding any type of private lenders.

At first, I considered private messaging Mark Ferguson, who seems knowledgable about the area and whose blog I admire but I decided to start a discussion instead - just in case there're others in the same boat looking for similar information. 

I will often see on MeetUp or other similar forums guys post private money availability with flat rates as a solicitation.
