But as Eric Belgau pointed out above it's the OPs job to know more about the problem than the other players do.

Hi Sam,I don't think you need someone else's opinion to determine if wholesaling in your market is a viable business, you need to assess the needs of the market from your own perspective and determine if you can provide a service for the players in that market.

I know Cody above my post is large MF player in Houston, but SFR wise this is how it is. 

Has been that way here for years.....a few players put together “mini hedge funds” $5-$10M of investors money.....they make their money putting these investors money to work, management/renovation fees, etc.

I'd greatly appreciate any feedback on what is a better value, better one for a beginner, what to prioritize - monthly cashflow vs Cash on Cash ROI and anything else those with experience have to offer.

I suspect that most wholesalers have their buyers, and the ones you see advertised are the ones that the players have passed on.

There are other players that we call investors that are licensed.
