The inspector only does a visual inspection for loose paint chips , so I will probably just power wash with tarps down and spray on some cheap paint where necessary .

It can keep me on task I think better, and right now all the freedom is great, but the issue is you do have so much downtime, it is actually bad and I think I get lazier because of it as opposed to if I had something else to keep me going!

Douglas,We've developed some economies of scale and definitely a lot of buying power with our contractors due to the number of renovations we do, but I would assume our model ("contract everything out at the best price and highest quality possible") is very similar to your business.
