Honestly, I think the latter portion of a standard portion of a fixed rate loan period is a kind of crappy point to be in for a leverage point of view since your credit service ability is tied up now.

@Doug Smith hard money loans typically include a rehab portion unless the buyer doesn't want it for some reason.
