When someone said he own 18 Apartment or Condos units, he is saying that in a large apartment of 120 units, he own 18 units of those & used a property manager to manage his portfolio under a company (Entirely optional), right? 

So when a person said they own 30 units of apartment or condos, they mean that in a building of 600 units, they (Optional) used a PM to manage 30 units of their properties portfolio in that apartment/ condos under the owner company, right?

Would very much appreciate some help evaluating an off market mom & pop portfolio, mix of SFR's and duplexes, in northeast Rochester, Pennsylvania.

@YOLANDA JEFFERSON,If you are really serious about getting into RE Investing and growing your portfolio, I would suggest starting an LLC or S Corp. 

Also, what kinds of things should we expect from a contractor, such as a past portfolio of work?

I've created a small portfolio of 1-4 family properties, where I've found, purchased, project managed a team of contractors through rehab, financed, refinanced, and managed the properties independently. 

For now, I'm just looking to continue working with Sean and assisting him and in the meantime, looking for deals to continue to add to my portfolio such as multi units starting out small and slowly doing more and more.
