Apparently it's legal if LLC is set up at same time as partnership and nothing changes equity wise after the start of it.Does anyone have any advice for me on how to start this myself or should I bite the bullet and have him take care of this?

Are you trying to appear green because it is trendy or actually be functionally green?

I'm thinking that if the rents are way below $1000 per month than keep the apartment basic... nothing new if possible.... just clean, repair what's necessary and make it functional.  

A functional website that allows you to get leads, receive emails, add subscribers, etc.

Although, I’m not sure how a partnership helps eliminate some of the risks that you mentioned. 

My fiancé and I are planning on doing this as a partnership, he has excellent credit.

I like partnership sounding names, as if there are some real heavy hitters, like: Duey, Chetum & Howe, Real Estate Investors LLC :) Actually, there is a good thread about names and what to take into consideration, like name being available, length of name you'll be signing stuff, how does it sound and easy to say, answering a phone, size on cards and type style, logo that fits, etc. :)
