I run a local REI club in Milwaukee and we have an event once a year where we bring as many lenders in and they let us know what their best investor products are for the year---details for the 2021 Show Me The Money event will be posted in Bigger Pockets once it's organized.

WASHINGTON STATE:EIGHT months into tenancy, these 19 year old kids (winter tenant, hard to find tenants during the winter and they checked the boxes for credit and income) had complaints from neighbors about loud music, trashed part of the carpet, over grown lawn, unpaid water bills, and now their friend took apart the drain of a sink in the bathroom to try to fix a clog and mucked it up putting it back together.

He does emphasize the slow organic growth method, which is great for long term SEO, but I think Facebook ads driving traffic to helpful instructional videos are well worth it in terms of speeding up growth - so you can have both working for you at the same time, organic growth and growth from paid traffic.
