Good or bad for the community and neighborhoods?

Stick to what's appropriate for the neighborhood. 

Drive around your neighborhood and look for vacant properties.

I live in Allen, and prices for 1300 sqft 3/2 in my B neighborhood have gone up dramatically in the past few years. 

Pick a few neighborhoods within those areas and start tracking as much data as you can. 

I typically buy houses that are in good school districts because in general good school districts have very nice neighborhoods that make the house easy to rent out.

Buying in a bad area of any Midwestern city is gonna have a far bigger impact on the investment experience than picking one Midwestern city over another.Don't buy in the roughest neighborhood in the urban core.

I have had some people not even move in and when questioned were still found to be compliant because it was their intent to move in but after further review of the neighborhood changed their minds.
