Instead of taxing the gain and using taxes to go to those areas - they are offering you to skip the middle part.

Colorado Springs is good if you want a slightly slower pace but with some city amenities.

Similarly in high rent markets (think coast So Cal, San Francisco, NYC, etc.) these markets could cash flow with significantly less than 1% ratio.50% rule: This rule again applies to those middle markets. 

I would prefer a location in the middle of the island, but I’m not to strict on this.

@Russell BrazilI am firmly in the “less regulation is better” camp, the issue is more of changing the rules in the middle of the game.

Im in the middle of opening a Heloc on one of my investment properties with them and they have $0 closing costs... and even the appraisal is $0 charge regardless even if I decide to cancel the process after appraisal was done.

The location is located in a more rural area but smack dab in the middle of town and there are numerous new subdivisions around being developed.

There simply isn't the economic base to fuel higher rents, but you can do well in the upper middle rent zone.
