What location on Long Island is good for an Airbnb?

Hello,

I’m new to the forums and I’m looking to buy my first property on Long Island and house hack it. I wanted to know which high in demand areas on Long Island would be best to purchase a house with the intent to keep one of the units rented out as an Airbnb. I would prefer a location in the middle of the island, but I’m not to strict on this. My budget for the house is around 300k. Also, I would like to know if u think it would be better for me to rent the unit out or put it on Airbnb.
