Prior to meeting with the tenant at the rental unit, I gather my "move-out tool kit" (flashlight, 12 ft tape measure, 6 inch ruler that has big enough numbers to be seen in a photograph, camera, notebook & pen, disinfectant wipes, small handyman tool kit, step stool, mobile phone, copy of tenant move-in checklist, list of common charges).

Find out the price of materials,measure your roof area to be fixed and take 10% off and thats about what the roofer is paying for materials.If not cheaper(he will have left overs from other jobs he over estimates)That way you know how to negotiate with the roofer.You dont want to get ripped off but you dont want them to feel like you are trying to work them over and have them take your job and have to cut corners to make a profit off you.Which they will!

There is a chart that you can use to determine how many inches equals the number gallons is in a tank .You charge the tenants up front for the oil in the tank when they sign the lease , when they leave , you measure the tank and reimburse them for oil in the tank , as long as there are no other issues with the security deposit .
