You can have a very wide range of service within any given company.

I would say anything in North Philly and Southwest depending on what pocket would fit that ARV range.

I have an existing rental property that I was/am very close to wanting to sell this summer, do a 1031 Exchange, and get 3-4 other rentals that will have significantly more cash flow.I understand that there's a range of thought - more cash flow vs more (hold for) appreciation.With that said, I also know that usually (almost always?)

@Kevin C.I read the "De Minimis Safe Harbor Election" allows you to expense everything that's $2500 and under for EACH rental property expense that would normally be depreciated.Refrigerators, oven ranges, washers, dryers etc are all each under $2500.

It’s looking like I’ll be able to pick this property up for about 230k but after inspecting the home it’ looks like it will need about 40k to get it to the 310-330k price range.

If done correctly your return could be in the 20% range and higher.  

The potential ARV for a 12 bed 4 bath multi in the area can range in 450-600 range.

The market in my area -South Florida- is out of my price range, so long distance investing is the way to go.
