If I was you I would work with one that you don't have to pay and will just take a % off your cut so that way  you are not loosing for sure. 

You may do it on the cheap and everything is fine but, if it isn't you loose 100% and you really did not learn much.

At best, people are hedging with yield, but at these prices they will loose.

It was a duplex, and I use the term incredibly loosely.

IMO alot of big deals is not there own money so that's why it's there best interest to buy at that time and bring proformas which are out of ordinary to convinence more people to invest with them , win or loose the higher up 's still make there fees and percentages ..., small investors it's our own skin in the game and thats why we can try to maneuver it and watch it more realistically . 

This is the same scenario and the sellers can claim fraud get an attorney and in the worst case get the sale reversed and you loose funds to bring mortgage current etc AND title.
