I'm sure you have studied the market quite a bit, but the high rises are on the fritz of a huge bust.

Is it a violation to say in advertising what languages we can speak, for instance, "hablamos español," or "ونحن نتكلم العربية?"

I remember reading it a while back, but much of the content didn't apply for me so I didn't study it too much.

I am studying Jim Banks rebate program which is so far very good. 

I'm in the process of studying for my RE license and will take the exam in Jan '16.  

My background is in residential project management, I have a Texas sales agent license(inactive) and am currently studying full time, the commercial side of real estate and proforma modeling. 

I would imagine your study has included the BP podcasts, where they have covered many times the importance to get educated but not experience analysis paralysis.

I joined BP only a few months ago while I have been studying for my real estate license. 

. - Yes, do run low comps so you have something to go by when you end up talking to this family (but really study why some properties sold for less/more than other properties in that area so you know what you're talking about. could be different lot size, year built, one house is on the "better" side than others, living space sq footage might be different, etc).- Also try to get a feel for who's really in charge in that family.
