Hey @Benjamin J Thompson - The go-to commercial search engines that I have seen used most often are costar and crexi.The best way is to find the local commercial brokers that have all the deals and have them give you all the information.

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.

I am aiming for cash flow and appreciation both , i am clear with investment objective i.e. financial freedom, in terms of timeline - i have just started scratching the surface of real estate investing i want to learn as quickly i can and gain information in order to get started for searching deals, budget and risk tolerance would like to put a number when some progress i have made personally in understanding of whole process, my diligence and external factor dependency, that's why looking for some basics to understand and path going forward

My W2 job will cover a couple thousand dollars of expenditures per month, and we'd have the rent money from our current home, plus some HELOC funds available if needed, so I don't see financial survival being an issue.
