My wife and I have both recently changed jobs, and where we currently live just doesn't make any sense (45+ minute commute each way for both of us).

We probably could have done a better job of screening.

I current work a blue collar job as an Electrical Technician, it’s not terrible but it is not the place I want to end up for the next 35 years.

IMO they have difficult jobs but what I tell my clients is that it's like substitute school teachers.... you don't know who you're going to get and you don't know what kind of mood they are going to be in. 

I let the experts do their jobs and I do mine.

I believe that is the investor's job, but please correct me if I'm wrong.

My current tenant is very solid with way north of 3x income to rent and fairly clean credit but had to move for a job.
