Not what I was expecting.In my opinion, while DM to absentee owns is the right strategy, it's also one for those with deep enough pockets to out-mail the next guy or those able to strategically target a list of motivated sellers, at least in my market.DM will always be part of my marketing, but it needs to evolve like other parts of my business.

Some think landlords have deep pockets and can afford to wait.

There are other strategies which require no money out of pocket but typically a beginning flipper is going to need some available money at hand to get into the game or even to put you in position to use those strategies.

Hello Everyone, So I've just learned about the cash out refinance option while perusing bigger pockets forums, but I don't understand why you would want to do it.

The other option would be if they want to buy it "as is" and them be responsible for buying everything and getting the work done, paying for it out of pocket.
