I just hate to be one that sits back and does nothing like many others that I know which go on to social media boards and vent about the issues. 

I know it's all a mindset issue, and buying and managing a 100-unit property isn't really all that much more work than a 20-unit property, but I guess my mindset hasn't expanded enough to feel confident in doing it.

There were several boarded up houses on the street and house itself seemed to have some issues with the roof, which makes me question the quality of the rehabs they are doing. 

@Eric Michaels   was their a PPM offering document that spelled out what the BP could do or not do.or is this a LLC with them as managing member and all you  investors as members.If its the later I ran into a company that sounds a lot like this.. and when I queried how many members could be in the LLC they obviously did not know and said 100 if they wanted to.Well this is simply not correct you have security issues here ..

My issue is going to be in not over improving it (I probably did that with the last one).

@Brian Slater, You're right in identifying the consistent tax payer carry forward as a 1031 issue.  

If it is a money issue, you can also rent your own room as a shared room and still stay in your house for the cost of buying your shed !  

Would this work or are there any legal issues that I'm not seeing?

I have friends who do this and I am aware of some of the issues, tenants, laws etc.

Although we made a little (~$5,500), it was pure stress and we learned never to compromise on certain issues.
