I have a full time job that is pretty intense so trying to do this on the side is a little overwhelming but I just love talking real estate!  

Sometimes it could be something as simple as changing out the locks or as intense as a full on 'hoarder' clean up. 

You could probably use it for a rental, but expect to receive lower end rents and have a high tenant turnover (i.e. intensive management).  

Maybe consider a metal roof with insulation to reduce noise?

Luckily my weekend job is not too labor intensive and I get a lot of studying done then.

Be prepared for a VERY management intensive experience.  

Its a very labor intensive business model but doable.
