I am a new investor in the Western MA area and am looking at multiple areas including Holyoke for a residential multifam to house hack as an initial investment property and keep as a rental down the road.

I'm going to verify them anyway, but it helps me get a sense of whether the person sending the deal is out to lunch on their valuations, and if I can tell over time that their numbers are close to mine, I can quickly tell when something is definitely NOT a fit.Basically, I think more info is better as long as the info is accurate...

Hello BP,I purchased a home in Temecula, CA a little over a year ago with the initial plan to live in the property for 4-5 years and ultimately sell. 

@Kyle Jean we did get rent rolls, unfortunately we couldn't verify them, so once the deal was completed I was able to rummage through the office and found the deposit sheets that told a different story

This confirms that it would be acceptable as long as the 50% test is satisfied on the following dates: (i) the “initial valuation date” or the first date on which the corporation makes an investment that is not a short-term investment of funds pending long-term commitment; and (ii) at least one day during each annual valuation period.

If it appreciates with time then that’s great, but the initial deal has to make sense to me for the cash flow.
