Homeowner Looking to Invest in Multi-Unit Res Building

Hello, I am currently looking to invest in my first income property. I am looking to learn about getting this idea off the ground. 

- I have been a home owner for 3 years

- I feel that it would be unlikely to be approved for a mortgage on another property

- I have savings

- Initial investment outlook: $350K to 450K for a 4 unit building

What are my financial options? 

- I have a potential investor

- Is it possible to have them co-sign on a loan or mortgage?
