Let them price shop, if you are bumping your rent to market AND they don't have to move AND you are showing that you are spending money on improving where they live, you might get to have your cake and eat it too.Regarding the destructor electrician - get more quotes.

You might be able to get in the front of the line but even if you do get someone one the hook, it's still pretty risky.Keep in mind that most contractors are notorious for starting many projects at once and keeping them all in play so they will have a guaranteed workflow for many months.

I would be willing to bet that if you worked with the tenants that want to stay you would be able to get in the unit with their cooperation and paint or perform some other improvements along with what you mentioned.

I haven't had that happen, but I might suggest you try to get a fresh HELOC elsewhere based on the improved valuation of the property.
