I am especially  interested in construction financing for current project/expansion, landlording information, best tax strategies and proper legal information to make this venture run smoothly and profitably. 

We are looking to start small and get an idea of overall market trends.

Assumption takes 90 days, this is not a plan.You need a huge down payment to make the difference between loan of $200000 and sales price $650000.I like the idea of a reverse mortgage.

Do you think that is a good idea to have people hate you, as a business owner?

The idea here is to defer capital gains from property sale.

I am thinking about the idea of selling my current house later in the year and will own only the duplex.I am curious if anyone has some insight into how the capital gains taxation would work since the house I might sell will no longer be my primary residence.

Does anyone have any ideas for someone who doesn't have a ton of money and how they can get started in the real estate world? 

We understand the basic idea of looking at the comps to determine rent vs rehab/renovation costs vs equity over time but aren't 100% sure the best way to go about this.
