Where to Start

Hi Everyone,

I have been studying real estate investing for a while, but I have never seemed to have enough money or be able to come up with enough money to pull the trigger on anything.  Does anyone have any ideas for someone who doesn't have a ton of money and how they can get started in the real estate world?  I could drop about $20K on something, which I know isn't a lot but I wanted to put a number down.

I have heard about purchasing parking spaces or maybe even billboards if anyone has experience in that as well.
