But for me a 'typical' older home that I buy to rehab/rent without finding the aforementioned sometimes hidden surprises will cost around $12-$16k for a house around 1100-1200 sq ft.One thing to keep in mind is that it maybe easier for you to purchase a nicer 60k house as most conventional lenders like to have a minimum loan of 50k.

I recently purchased and renovated a property and am in the process of advertising it.I currently setup a dedicated google voice for the property with a message that is specific to the property and instructing them to leave a message to schedule a showing.
