Handymen and Contracts
During a flip, what type of contracts do you use for handymen or do you use any?
What type of problems can you run into when using handymen and what to watch out for?

There just isn't enough time to cover everything... but I am sure you will get some great responses...
Always use a contract! It is amazing how short the memory gets especially when money is involved.
Never give the contractor/handyman more then they absolutely need to get started.
Never pay them weekly, train them, directly supervise them, or become their single source of income and a bunch of other things... or you may find yourself having hired an employee... when you didn't want one.
Having them carry general liability and workmans compensation insurance would be great.... and it protects you in many ways. Do most handymen have these... NOPE! Are there ways to address this issue? Yes!
