Don, I did google some info before posting on here and you are exactly right except number 4). when talking about naive, dumb, or relatives would you forgot about friends, who want to invest funds with me to grow my business and their retirement account.

I figure with the good returns in that area it will just help to grow quicker the more I can get.

(I am in process of starting/growing my own real estate investing business).

The property is located in a Top-5 zip code in a growing area.

Wether this discussion is a basic formula or your own success story on what you've done, I'm trying to get an idea of what my best approach is to grow the fastest.
