What are the different scenarios that work from your perspectives that deal fairly with everyone?

Who gets the car and who's the biological father of the child is, quite frankly, all irrelevant from a landlord's perspective. 

Just keep things in perspective.

One advantage on buying from the secondary market is that you avoid the bidding process so you know what you will get (from a return perspective).

., All the discussion over the last 5 years aside on this thread, from a 1031 perspective only you should not transfer title from that property immediately before a sale if you want to do a 1031.  

As an inspector and an investor, I have little different perspective on that.

Just to throw a different perspective out there, I just read this article on MSNBC:http://www.msnbc.msn.com/id/43682716/ns/business-stocks_and_economy/WASHINGTON — Hiring slowed to a near-standstill last month, the government said Friday, as employers added the fewest jobs in nine months.

To put that in perspective....the previous highs were around 20 weeks or so...so we are around twice as bad as the past recessions on record.
